Sinkholes are common here in Florida, mainly because of soil conditions. When groundwater dissolves the limestone, this can create underground voids and caverns that can cause cave-ins and collapses, known as sinkholes. Sinkholes can also be caused by water main breaks, failed sewage pipes and changes to natural water drainage, such as during construction. Depending upon the depth and composition of the soil, sinkholes may occur suddenly or gradually over long periods.
There are three types of sinkholes: solution sinkholes, subsidence sinkholes and cover-collapse sinkholes, and each has slightly different characteristics:
Solution sinkholes develop when rainwater erodes the limestone under the soil, causing shallow sinkholes to gradually form on the surface.
Subsidence sinkholes occur when the layer of soil over the limestone bedrock is mainly made up of sand. When the water erodes the limestone this creates voids. The sand then filters down into the voids and sinkholes gradually appear on the surface.
Cover-collapse sinkholes - the type you typically hear about in news stories - occur where there is a deeper layer of soil over the sinkhole. Because of clay and roots, the soil bridges voids that form in the underlying limestone, hiding a subterranean cavern. When the weight of the soil (and other structures like a house or road) is too great, a sudden collapse occurs, swallowing everything on the surface.
No matter what type of sinkhole or the cause, sinkhole activity can cause severe damage to your home and affect your property value. Cover-collapse sinkholes can also be deadly.
If a sinkhole cavity has opened up, carefully rope off the area and immediately contact your insurance company. They will send an insurance adjuster out to your property and likely hire a structural engineer to inspect the house. If you have noticed signs of gradual sinkhole activity on your property, it's best to first contact your insurance company to determine if further action should be taken.
